Q: How do you instill confidence in your buyers and sellers?

A: I’m such a straight-shooter that I instill confidence through facts and data. My model is that I try to provide the most accurate information to my clients so they can make the most informed decision possible. I don’t feel like I sell houses as much as I sell a lifestyle.

Some people have fears — for instance, maybe someone is worried about outside factors like the fiscal cliff or the stock market. Others want to compare buying with renting. I often tell those clients, if they rent you don’t have a chance to get a tax deduction which is an advantage in owning a home. The confidence can be found in the sellers because the market is extremely strong in Greenwich, Stamford and most of Fairfield County.

Advantages to buying now include that interest rates are at a record low. The reality is that those who couldn’t afford Greenwich before are now the buyers. Five years ago, interest rates were at six percent. Now, you can get a 30-year fixed at 3.25 percent. You can get a lot more house for the same payment. That is the big difference because people don’t have to stretch as much.

Locking in a low fixed-interest rate is a big reason why people should be interested in the housing market.
